IT IS IMPORTANT TO READ & AGREE WITH THE FOLLOWING BASIC TERMS AND CONDITIONS PRIOR TO PROCEEDING WITH YOUR RESERVATION REQUEST.

1. CHECK-IN TIME IS AFTER 4 P.M. PST AND CHECK-OUT IS 11 A.M. PST.
NO Early Check-in or late check-out.
 

2. GARBAGE - Two cans of garbage are picked up every Thursday morning at the entrance to the driveway.  Any remaining garbage is the responsibility of the renter to remove from the property. 
3. This is a NON SMOKING unit.
4. Pets are not permitted in rental unit, exceptions can be made depending on pets and damage possibilities.
5. Renting to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent, may require routine visits for security purposes.
6. DAMAGE/RESERVATION DEPOSIT- A non-refundable cleaning/reservation fee of $175 is required + refundable $200 security and damage deposit. This must be received to hold the reservation dates.  No dates will be held until the deposits are received. The deposit automatically converts to a security/damage deposit upon arrival. The $200 damage deposit is NOT applied toward rent; however, it is fully refundable within (30) days of departure, provided the following provisions are met
a. No damage is done to unit or its contents.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish, and garbage are removed from the property, and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is started.
d. All keys are left on the kitchen table and unit is left locked, unless other arrangements are made.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. Parking passes (if applicable) are left inside the unit upon departure.
    
Up to 3 cars can park in the drive but need to leave room for neighbor to drive thru.
h. For inappropriate actions, the renter is not evicted by the owner (or representative of the owner) but by the local law enforcement or the security company employed.
7. PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the room rent. Please make payments via PayPal or in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable Randy Borman. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.
8. CANCELLATIONS – See below.

9. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
10. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to ten (10) persons. An additional charge or $75.00 per person per night for guests in addition to ten (10) will be assessed. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY.
11. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
12. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
13. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units for outdoor use.
   a. On the last day, washing the linens is appreciated. You may however, leave the linens next to the laundry.   
   b. Kitchen must be left clean and dirty dishes to be placed in the dishwasher with completed wash cycle.
14. RATE CHANGES – Rates subject to change without notice.
15. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
16. Any injuries occurred at rental location, relieve the owner/property management of any blame.
17. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
18. PARKING PASSES – (if applicable) Parking passes are located inside the unit. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure.
19. FIRE OR STORM POLICY – No refunds will be given unless:
  a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/FIRE Warning area"  
       and/or. A "mandatory evacuation order has been given for the Tropical Storm/FIRE Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/FIRE Warning," area, we will refund:
20. Any unused portion of rent from a guest currently registered,
21. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the FIRE Warning is lifted, the rates will be prorated.
22. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "FIRE Warning" period. By Signing Below, I agree to all terms and conditions of this agreement.

If final payment is not received by the date due, we will attempt to contact the listed tenant by which ever correspondence method(s) were provided by the tenant to advise them that payment is past due.
If a response regarding final payment is not received within seven (7) days of "notice due", this agreement may be considered canceled by the tenant and we will then proceed with the cancellation policy.

Cancellation Policy:
The security/damage deposit and the reservation fee are non-refundable if this reservation is canceled. If the reservation is canceled after the rent payment is due and has been paid in full, 80% of the rental amount paid {excluding the security/damage deposit} will be refunded if the property is re-booked.

Damage/security refund policy :
The damage / security deposit will be refunded promptly {within 30 days} if the property is vacated undamaged and with the inventory intact.

Eviction policy :
Tenants are subject to immediate eviction and removal from the rental for the following infractions:
(1) Smoking inside rental. (2) Pets on the rental property without prior approval written on this agreement. (3) Number of occupants exceeds the number of contracted guests. (4) Complaints of noise, loud music, foul language, or otherwise disturbing of the peace. (5) Use of tent(s), campers, or motor homes on the rental property.  (6) Under age drinking. The entire amount of rent and security/damage deposit fee will be forfeited if eviction occurs.
